We know a five-star experience does not require a five-star price to create. What it requires is knowing the silent factors guests feel but can't name: the small, often overlooked details that quietly signal someone here cared, and turn somewhere you sleep into somewhere you remember. It comes down to how a space feels: a matter of perception and well-being, of specific cause and effect rather than taste or luck. Most short-term rental properties miss it entirely. We know what those factors are, and we know how to put them in place.

That is why we audit not just how a property performs, but how it lands on the senses: visually, emotionally, and operationally. Most audits stop at the checklist. Ours starts where guests actually make decisions.

The AI behind our audits is not a generic model pointed at a listing. We built it around our own knowledge, methodology, experience, and philosophy, trained on what we know matters and guided by the same instincts we apply in person. Dea Zoffmann and Gary Dublanko

They met in Cairo in 1998, Gary partway through an engineering career that had already carried him through several countries, Dea midway through a Master's degree that had taken her far from the Copenhagen she'd grown up in, and built a life together on the restlessness to keep moving and the instinct, wherever they were, to make it feel genuinely like home. What each carried was different and, as it turned out, complementary: Dea's Danish design sensibility, layers of light, clean lines, nothing in a room that didn't earn its place, paired with Gary's practical grounding from a farm in Canada and years in Southeast Asia learning that great hospitality is felt, not just seen. They put those ideas into practice designing and building two homes in Thailand, the second, Dama Zamya, entirely off-grid and recognised with an architectural sustainability award in 2010, proof that a good room, like a good meal, doesn't require expense, it requires attention. Since then they've stayed in short-term rentals, from simple jungle huts to bespoke luxury stays, across more than forty countries, and spent just as many years on the other side hosting guests in properties they designed and built themselves; that double perspective, as guest and host hundreds of times over across very different kinds of places, is the foundation of everything at zAmya Studio.

When they review a listing, that same instinct applies, whether they're reading a set of photos, scanning a description, or cross-referencing guest reviews. Gary's eye for light and composition, sharpened over thirty-five years as a photographer, picks apart what the images actually communicate versus what the host intended. Dea reads the finer details: the language that oversells, the amenity that's claimed but never shown, the small signals of care or neglect a guest registers without consciously naming. Beneath both runs a third thread, the one that ties the studio together: an understanding, drawn from the psychology of perception and well-being, of what makes a space feel right the moment a guest walks in: specific cause and effect, not luck or intuition. Together, they built the methodology behind zAmya Studio (the Silent Factors scoring, the Function & Ambience framework), and they personally review every audit.

The question they always return to is the same: not what is wrong, but what is genuinely present, and what is quietly missing.
